Moving forward in our story it has been challenging to say the least.
When did things change in real estate. In the year of the dinosaur a deposit was made and the owner prepared the property to be in well working order or the land to make sure it perked. Today the deposit has been changed to due diligence and the buyer has to make repairs, seek high and low to see if all components of a house or land are in order.
MFHG went and put a contract on a piece of land, this land was wooded and the owner who has owned this land since the year of the dinosaur could not say if the land perked or not.
The Health Dept. could not adequately look to see if the land perked because it needed to have the trees cut down and bush hogged in order for an inspector to come. A survey was needed for the boundaries and a lay out of the house. MFHG would have to have hired someone to cut trees and work on land that was not theirs, the owner would not do anything.
The housing market big investors' have come into play, they buy houses at a higher price and it becomes a price war there is no limit to their funds, fix the house and rent it at a good high price. Sixty minutes did a special on this matter and I thought it was only in the big cities, but it affects all of us.
